I've been helping families move in and out of Metro Atlanta for over 26 years, and the trends I'm seeing right now are unlike anything I've seen before. Buyers are relocating from all over the country, and when they arrive here, they're bringing fresh insights and new expectations. Here's who they are and why they're making the move.
Out-of-state buyers are leading the way. We've seen a huge influx of people moving from high-cost states like California, New York, and Illinois. The reason is straightforward: affordability. Many of the people I'm helping move here from California are coming from areas where the median sales price is over $2 million. Meanwhile, here in Metro Atlanta, you can get a home for as little as $400,000 up to an incredible home for $1.5 million. They're looking for better quality of life, more for their money, and Atlanta's affordability is a huge draw. If you're coming from a place like California or New York, the cost of living here can feel like a breath of fresh air.
People are escaping high-traffic cities. Places like LA and Washington DC have notoriously bad commutes. In DC, the average commute time is around 40 minutes, and that's just the average. Here in Metro Atlanta, while traffic can still be frustrating, the average commute time is around 30 to 35 minutes. And with more suburban living options, it's easier to avoid the gridlock. Professionals are moving here because they can live in quieter, more affordable areas without adding much to their commute. Atlanta's traffic isn't perfect, but compared to DC or LA, it's a manageable trade-off that gives people a better work-life balance.

The tech industry is bringing in a wave of professionals. Over the last few years, Atlanta has quickly become a major tech hub in the Southeast. Major companies like Microsoft, Google, and Amazon have set up shop here, and according to the Metro Atlanta Chamber, the city's tech workforce has grown significantly over the past several years. We're seeing tech professionals moving here not just from Silicon Valley but from Austin, where the tech scene is booming but the cost of living is rising fast. Atlanta offers a more affordable alternative with great schools and a safer environment. These professionals are landing in places like Peachtree Corners, Alpharetta, and Atlanta proper.
Young buyers are choosing Atlanta over other big cities. Millennials and Gen Z buyers are coming from cities like Chicago, Boston, and Nashville, looking for that big city feel with more space and a lower cost of living. According to Zillow, the average age of a first-time home buyer in Metro Atlanta is 33, which is younger than the national average. These younger buyers want vibrant neighborhoods with great schools, walkability, and affordable housing compared to where they're coming from. Areas like Decatur and Midtown are perfect for them, offering a great mix of culture, convenience, and value.
Where are all these buyers settling? It depends on what they're looking for. Families often gravitate toward suburbs like East Cobb, Johns Creek, and Alpharetta, where they can find top-rated schools, spacious homes, and a quieter lifestyle all within a reasonable commute to the city. Young professionals and empty nesters looking for more convenience and culture are heading to Buckhead, Midtown, Brookhaven, and more downtown areas where new developments are popping up. It's all about shifting priorities: work-life balance, space, and affordability. And Metro Atlanta is delivering on all of it.
