My Top 5 East Cobb Neighborhoods for Families Moving to Atlanta header image.

Every week, someone asks me which East Cobb neighborhood to move to. After 27 years, I keep coming back to the same five. Here's why.

Chimney Springs is the oldest and largest on this list with resort-style amenities, an 8-acre fishing lake, and a strong community spirit. Zoned to Tritt, Hightower Trail, and Pope. Median: $707,000, up 2%. HOA: $700/year.

East Hampton offers newer 1990s construction in the heart of East Cobb with top school zoning split between Walton and Pope. Knowing which side you're on matters. Median: $1.25 million, up 19%. HOA: $1,550/year.

Cobblestone Manor is one of the newest neighborhoods in East Cobb and the closest to the city. Homes are sitting longer, and sellers are negotiating about 5% off the asking price, which could be an opportunity. Median: $1.13 million. HOA: $1,860/year.

Sibley Forest borders the Chattahoochee River National Recreation Area with backdoor trail access. Great elementary zoning at Sope Creek, but the school path splits after that. Median: $1.125 million. Sellers are getting 94% of asking vs. 100% last year. HOA: $1,350/year.

Jackson's Creek is built around a 26-acre lake and is the most affordable on this list. Zoned to Dickerson and Walton, regardless of which side you live on. Median: $735,000. Sellers are negotiating about 6% off the asking price. HOA: $725/year.
