Metro Atlanta prices stayed flat in 2025, but neighborhood trends varied widely. Here’s what really happened and how to plan your next move in 2026.


Have you ever wondered why home prices in Atlanta seem to be standing still? Let’s break down what happened in 2025 and what you can expect in 2026.

Across metro Atlanta, the median sales price remained flat year-over-year. However, real estate is highly localized, meaning some neighborhoods thrived while others faced challenges. Here’s a quick look at a few areas that experienced significant growth in 2025:

● Milton: Up 8%
● East Cobb: Up 5%
● Alpharetta: Up 2.6%
● Roswell: Just under 1%

On the flip side, some areas struggled:

● Johns Creek: Down 4.6%
● Decatur: Down nearly 10%, this was mainly due to the government shutdown and CDC layoffs.

What’s ahead for 2026? Unless interest rates drop to the 5% range, we may see a continuation of flat prices. I believe this “magic number” will encourage buyers to jump back into the market. A rate around 5.99% could also entice some, while many homeowners currently enjoy rates between 3% and 4%. This means entering a 5% environment seems less daunting compared to 7%.

There’s pent-up demand from buyers waiting for the “right” moment. They saw prices flattening in many areas this year but remained on the sidelines. The question is, will they finally decide to make a move in 2026?

Atlanta real estate did not crash in 2025; it just slowed and spread out.
