Here’s why now is the best time we’ve had all year to buy a home.
You read that right; we think buyers are finally getting some good news in our housing market. Since January in Metro Atlanta, our average sales price has increased by 18%. It’s astounding, and there’s no way we could keep up with that when a healthy average is between 3 and 5%. However, we’re seeing two signs that are showing some good news for buyers:
1. The average sales price has gone down 1% per month since July. That’s only a 2% drop, and we’re still at a huge net gain for this year. However, this might be the start of prices inching back down to normal, or it might just be a blip. We’ll see.
2. It’s taking a little longer to sell houses right now. We’re also seeing fewer offers on homes. If I were a buyer, I’d target listings that have been on the listings for five to seven days without an offer. I’d definitely look out for listings that have been on the market longer than two weeks because they’re probably a little confused.
