Here are the latest numbers from the second quarter of 2019 in the Wheeler High School District as they compare to Q2 of 2018:
The number of home sales in the Wheeler district was 142 in Q2 of 2019, which is an increase from the 134 sales in 2018. This is fantastic news!
The average sales price was $405,000 this year, which is up from last year’s average of $394,000.
The average days on market did tick up slightly, a trend we’re noticing across the board, although Wheeler still has some of the lowest average days on market. Last year, the average was 34 days, and this year, that rose to 46 days.
The average list-to-sales price ratio, which compares how much sellers got for their homes compared to how much they asked for, was 96% this year. This is a 1% decrease from Q2 of 2019. Wheeler is the only area in East Cobb where this ratio went down year over year.
This year, 195 listings came on to the market. One hundred and four are currently for sale, and the average list price for the Wheeler area is $565,000. Given that the average sales price was $405,000, this shows us that there’s a bit of a disparity between what sellers want to get for their homes and what they’re actually getting.
