4 Questions You Must Ask a Realtor Before Hiring Them

This time of year tends to be very active for both buyers and sellers in our market. If you’re looking to buy or sell and need representation, here are four questions you must ask any Realtor you interview:
1. Are you a specialist in my area? This goes without saying, but it’s critical to find an agent who knows the neighborhood you live in so they can properly price your home and/or strategize on how to find a home for you in that area.
2. What’s your track record? It’s very important to hire an experienced agent with a proven track record of success. For example, our team has over 45 years of combined experience with more than 700 transactions. We’ve got the best stagers, the best photographers, and more. Can you imagine paying an inexperienced agent the same amount of money as you would pay us when you can hire us for the same amount of money?
3. How will you help me navigate and win a multiple offer situation? If you have friends who’ve bought or sold a home in the last couple of years, they’ve probably been involved in multiple offer situations. You need to understand what your agent’s strategy is with multiple offer situations before you let them put a sign in your yard. We’ve won five of the last seven multiple offer situations we’ve entered into with our buyers, and we also have an incredible strategy for our sellers to make sure they’re fully protected when they receive multiple offers on their homes.
4. What is your strategy for helping me find my new home? A lot of our sellers come to us with concerns not so much about selling their home, but about finding their new home and not ending up homeless after selling their old home. We have a full-time team in place that does nothing but work the phone lines to find homes for our buyers. In a market where inventory continues to be very low, how will your agent find your home? Will they set up a search and wait for the right home to come on the market or will they get on the phone and find your home?
